Salary: $33-$38/hour DOE

ScheduleFull-time; Flexible schedule - one weekend day preferred

Floating Leasing and Maintenance Specialist Purpose:

The purpose of the Floating Leasing and Maintenance Specialist is to effectively manage and coordinate persons, activities, and available resources in order to accomplish property objectives for sites that need support or coverage due to an absence or vacancy.  This role would also be responsible for contributing to maintaining the physical integrity of the community at all times, in a manner consistent with Thrive’s Values. This involves ensuring a safe and secure living environment for residents, visitors and staff as well as anticipate, identify and correct any problems involving the property and to implement procedures that will prevent such problems.  An effective program of maintenance is essential in order to maintain a safe environment, cultivate resident satisfaction, and protect the investment of the apartment property owner

Floating Leasing and Maintenance Specialist Job Responsibilities:

  • Greet prospective residents, qualifies, determines needs and preferences, professionally presents community and specific apartments while communicating features and benefits.
  • Maintain high closing ratio.
  • Inspect models and “market ready” vacancies daily to ensure cleanliness. Is accountable for physical appearance of community including tour paths.
  • Answers incoming phone calls and handles each call accordingly. Transfers calls as appropriate.
  • Ensures appropriate content and frequency of ads on Craigslist and other listing services.
  • Correctly completes all lease applications, assists with application verification and notifies prospective residents of results. Correspond with residents as needed.
  • Complete all leasing paperwork including related addenda and accepts rents and deposits
  • Completes guest card information form on all prospects, sends thank-you notes and performs follow-up
  • Organized and files appropriate reports, leases, and paperwork
  • Responsible for oversight of the maintenance of the property, including the maintenance team and vendors.
  • Welcome and show property to prospective residents while maintaining awareness of market conditions and trends.
  • Walk and inspect property on a regular basis to ensure the property is clean and welcoming for current and prospective residents.
  • Contribute to a positive team environment and resident base.
  • Performs maintenance tasks such as unit turns and work orders.
  • Conducts monthly safety meetings, schedules and performs preventative maintenance, and manages OSHA/SDS safety and reporting requirements.
  • Maintains grounds and professional appearance of the property.
  • Manages vendors such as landscapers, pest control, and other physical asset vendors to ensure quality service.
  • Maintains adequate inventory of supplies.
  • Manages tasks within budget or seeks approval for necessary work that is over budget.
  • Emergency on-call is required as part of the position.
  • Performs all reasonable duties as outlined by supervisor.
  • Strives to exceed residents’ expectations for excellent customer service.
  • Contributes to a positive team culture and happy resident base.

Floating  Leasing and Maintenance Specialist Qualifications:

  • Maintains awareness of local market conditions and trends. Contributes ideas for marketing property and improving resident satisfaction.
  • Leasing experience in multifamily property management preferred
  • MFTE knowledge is preferred
  • Experience with Yardi and On-Site a plus
  • Detail oriented and highly organized
  • Strong customer service skills with residents and vendors
  • Strong focus on resident retention
  • Experience in daily pricing and ever changing market demands/trends
  • Proficient in Microsoft Word and Excel
  • May require a Driver's License and insurance
  • At least 3 years of maintenance experience required; experience in multi-family property management strongly preferred
  • Certified Apartment Maintenance Technician and Certified Pool Operator certifications preferred
  • Experience with warranty work
  • Ability to complete punch walks and follow-up with construction
  • Great presentation and interaction with clients and residents required
  • Experience with leading and supervising a team preferred
  • Prior experience working with a budget strongly preferred
  • Experience with Yardi preferred
  • Ability to respond to after hours emergencies, as needed

Physical Requirements

  • This position requires the ability to stand and walk or sit alternatively depending on the specific needs of the day.  Estimated 66% - %100 of time is spent on feet and sitting at desk.
  • Constant need to type, write, & grasp (working at a computer and answering phones)
  • Occasional need to bend/stoop/squat, climb stairs, push or pull, and reach above shoulder (cleaning up litter, putting out advertisement sandwich boards, put out balloons, open doors, pick up and move items)
  • Ability to lift/move/push/pull up to 25 lbs on occasion, frequent need to lift/push/pull up to 20 lbs
