As the HVAC systems superintendent, you will train and supervise other HVAC staff, execute a comprehensive monthly and quarterly maintenance protocol for all HVAC systems for more than 1.1 million square feet in all university properties, and perform regular building assessments, identifying items that require repair. In this role you will be expected to identify items for capital planning with details and competitive pricing, inspect maintenance quality and progress to ensure conformance to specifications and standards, direct ongoing replacement and proper disposal of air filters, and delegate work orders. Responsibilities include ensuring employees in assigned work areas are in accordance with all SCAD safety procedures and requirements, ensuring all contract HVAC maintenance services are being performed to SCAD expectations and specifications, and coordinating with physical resources on all repairs that require assistance or impact other trades.

In the position of HVAC systems superintendent, you will coordinate with building occupants to ensure minimized disruption and maintain a professional appearance, a clean and safe work space, and a positive attitude at all times. You will be expected to follow all SCAD and OSHA policies and procedures, being on-call to handle emergencies as needed. In this role you are a identified as essential personnel in the university's emergency and disaster response plans and will be expected to report in the event of a university closure or evacuation.

Minimum Qualifications:  

  • High school diploma or GED with at least 10 years of experience in a hospitality, educational, or industrial setting and at least five years of supervisory experience
  • Knowledge of all local, state, and federal laws and regulations
  • Excellent communication and supervisory skills with experience in WSP, Chilled Water, Boilers, and splits systems
  • Ability to read and interpret blueprints, specifications, drawings, maps, and/or other related technical documents
  • Basic understanding in controls

Certificates, licenses, and registrations:

  • Valid driver’s license
  • EPA certified
  • Able to pass a DOT medical exam

Travel required:

  • Less than 10%

Work Hours: The university work week is Sunday through Saturday. Most offices are open Monday through Friday from 8:30 a.m. to 5:30 p.m. To accommodate business needs, employees may be assigned to other workdays and/or hours, including weekends and evenings.
