In this job, you’ll eport to the Director of Corporate Real Estate and be responsible for the operation and maintenance of a diverse portfolio of offices, data centers, service centers, substations, operations centers, and warehouses - over 7 million square feet of facilities covering our 50,000 square mile service area.  You will lead our overall strategy to provide safe and productive workspaces for our over 13,000 employees and manage a budget of over $100M a year.  As a Principal Manager, Facilities Asset Management, your work will help power our planet, reduce carbon emissions and create cleaner air for everyone. Responsibilities

  • Designs and implements real estate and facilities strategy, plans and activities, such as identifying, acquiring and investing in land and offices, in order to support business operations needs in the short and long term in accordance with company-wide guidelines
  • Develops mid and long-term business plans and objectives for the organization and contributes to the development of business plans and corporate objectives
  • Establishes and delivers a strategic playbook for real estate and facilities management that balances total cost of ownership with the needs of the operating units
  • Oversees and implements continuous improvement projects, including operationalizing lease management database, maintaining site assessments, establishing and enforcing the company's facility standards, ensuring transactions are correctly processed, and delivering on various security initiatives
  • Designs and implements strategy for maximizing Other Operating Revenue (OOR) through secondary land use (e.g., licensing/leasing property, timber sales, filming revenue), campground revenue, and other identified revenue streams.
  • Responsible for navigating politically sensitive issues around SCE land use. Ensuring encroachments onto SCE land are identified and removed, managing SCE transmission corridors to mitigate risk to SCE, such as fire risk, homeless encampments, and maintenance of property rights
  • Responsible for SCE's title and real estate appraisal services. Overseeing the team responsible for research and analysis of property and property rights to ensure accurate financial approaches and properly documenting land rights with appropriate agencies
  • Responsible for SCE's rights analysis functions, researching and analyzing SCE's property rights to allow for performance of construction and maintenance work
  • Manages supply chain concerns and all lead times that could affect construction and maintenance projects
  • Oversees the preparation of facility costs evaluations, including utilities energy savings programs
  • Oversees and manages all real estate facilities that the company leases and owns, ensuring that proper records are kept with respect to lease expirations along with critical dates for exercising renewal options, purchase options, early termination rights, expansion options, and the deadline to request reimbursement
  • A material job duty of all positions within the Company is ensuring the protection of all its physical, financial and cybersecurity assets, and properly accessing and managing private customer data, proprietary information, confidential medical records, and other types of highly sensitive information and data with the highest standards of conduct and integrity.

Minimum Qualifications

  • Seven or more years of experience supervising a team of direct reports and/or project management.
  • Experience in Real Estate Licensing, Real Estate Acquisitions, Right of Way or Real Property Transactions.
  • Posses a valid Class C Driver's License.

Preferred Qualifications

  • Masters Degree in Business,  Asset Management, or related field. 
  • Ten or more years of experience directly supervising employees. 
  • Experience managing a real estate portfoliio of over 5 million square feet.
  • Experience managing a real estate budget of over $50 million a year. 
  • Certifications or memberships from the following professional organizations: PMI, BOMA, IFMA 
  • Experience managing building services such as landscaping, janitorial, etc. 
  • Construction project management experience 

Additional Information

  • This position’s work mode is hybrid. The employee will report to an SCE facility for a set number of days with the option to work remotely on the remaining days.  Unless otherwise noted, employees are required to work and reside in the state of California.  Further details of this work mode will be discussed at the interview stage. The work mode can be changed based on business need

  • This position has been identified as a NERC/CIP impacted position - Prior to being hired, the successful candidate must pass a Personnel Risk Assessment (PRA) or Background Investigation.  Once hired, the candidate must complete specified training prior to gaining un-escorted access to assigned work location and performing necessary job duties.
