Superintendent Purpose:

The purpose of the SUPERINTENDENT is to effectively manage and coordinate persons, activities, and available resources in order to accomplish project objectives as set forth by the Project Manager and Senior Leadership Team and the various property owners, in a manner consistent with Thrive Community’s Values. Thrive aims to increase the value of each property through experienced leadership, great customer service, and by creating a true sense of community. The Superintendent is expected to meaningfully contribute to and perpetuate the purpose and values of Thrive Communities, Inc. 

Superintendent Job Responsibilities

Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, and all other laws pertaining to construction and apartments.

Leadership

  • Provides overall leadership for maintaining a safe workplace, on-site field administration, supervision and technical management for all construction operations including direct supervision of subcontractors, and other construction related personnel. 
  •  The Superintendent must be results oriented and possess demonstrated performance leading large teams. They must meet deadlines and hold others accountable.
  • Manage the entire building turnover process in accordance with the schedules and contract documents, facilitating and enhancing communications among the contractors, the Sales Team/Community Manager and the Maintenance Manager.  The Superintendent must be able to successfully get work completed through others.  They must be able to delegate responsibility to contractors and vendors with well thought out direction and possess the ability to check in often to insure tasks are on track.
  • Be a trusted leader. A trusted leader allows their associates to grow in their career, take ownership of tasks they are assigned and promotes their ideas. They handle tough conversations with grace and confidence. 

Financial

  • The Superintendent will monitor costs, assist with budgeting and project cost controls to ensure projects are completed within the given budgeted parameters.
  • The Superintendent will review and approve contractor payment applications with the Project Manager. 
  • Review, investigate and validate Proposed Change Order Requests (PCOR).
  • Assists in the review and qualification of competitive contractor bids. 
  • Assists in the review of architectural design documents for constructability and value engineering opportunities.
  • Looks for ways to improve property operations.
  • Research, implement, and secure revenue for applicable rebate programs. 

 Personnel

  • Educate and monitor contractor and property management personnel to ensure the understanding and achievement of Thrive’s quality standards throughout the construction process. 
  • Manage the contractors to ensure that all required mock-ups are prepared and presented to the Project Manager or Owner for review and approval prior to production installation.

Administrative/Office

  • Develops scopes of work and contract documents as part of bid, buy and award to augment drawings and specifications. 
  • Assist Project Manager in the soliciting, reviewing, and comparing competitive contractor bids.
  • Verifies requirements and assists in obtaining building and specialty permits from local jurisdictional agencies.
  • Assist in the review and redlining of plans and specifications during the schematic design, design development and construction document phases of pre-construction.
  • Take weekly progress and technical photographs of all assigned projects and digitally archive in computer network files.
  • Conduct regular daily jobsite observations to ensure that construction of assigned projects are in conformance with the plans, specifications and other contract documents.
  • Manage the entire building turnover process in accordance with the schedules and contract documents, facilitating and enhancing communications among the contractors, the Sales Team/Community Manager and the Community Maintenance Manager.

Relations/Customer Service

  • Builds and develops relationships with clients, contractors, and office staff. 
  • Responds to communications in a timely manner.
  • Maintains positive customer service attitude and insists that of their associates.

Quality Control

  • Perform regular jobsite observations to ensure that construction of assigned projects is in the general conformance with the intent to plans, specifications, and other contract documents. 
  • Manage all required punch lists; and follow-through to ensure timely and proper completion by the contractors.
  • Physically walks and inspects property on a regular basis; Verifies condition of vacant apartments.
  • Completes inspections of common areas and maintenance areas as needed.

Safety and Risk Management

  • Reports all liability and property incidents to the Project Manager.
  • Completes any pertinent safety inspections with contractors, vendors, site teams, and project personnel.
  • Manage, implement, and audit safety program to ensure compliance. Ensures appropriate safety precautions and safety meetings are in place.  

General

  • Performs any additional duties or tasks as assigned by the Project Manager.
  • Ensure projects are delivered on-time, on budget, and to mutually agreed expectations.
  • Develops project schedules and manages sequencing of trades.  Manage the jobsite and the efficient scheduling of contractors and subcontractors.  Monitor projects weekly and report to the Project Manager on conformance with the contract schedule. 
  • Participate in bi-weekly production/operations/contractor meetings to facilitate communications and resolve critical issues.
  • Work with contractors to ensure that all project closeout documents are submitted in accordance with the contract. Assist the Project Manager in the review, approval, and archiving of all closeout documents. 
  • Assists the operations group with warranty service and repairs when necessary.
  • Demonstrates a willingness to perform physical work as required. 
  • Assist Project Manager with developing and implementing new or updating existing programs.

Qualifications

  • Five plus years of experience and/or training; or equivalent combination of education and experience.
  • Bachelor’s degree (B.A.) from four-year college or university in Construction Management or related field preferred.
  • Position requires previous experience in construction management of multifamily, single-family, or commercial product types.
  • Intermediate MS Word, Excel, and Outlook.

Other Skills

  • Must be skilled in reading and interpreting plans and specifications. 
  • Must be organized and capable of managing tasks on multiple concurrent projects.
  • Must have excellent oral and written communication skills.
  • Must have OSHA 10 Certification or better. 
  • Must have well-developed interpersonal skills with the ability to establish highly  functional relationships with diverse personalities both within and        outside the company.
