The Regional Director is expected to meaningfully contribute to and perpetuate our purpose and values.Regional Director Job ResponsibilitiesLeadership<ul><li>Provides supervision, vision and direction for Regional Managers and others on the regional team.</li><li>Assist with oversight and supervision of programs when there is a gap in leadership.</li><li>Sets goals for Regional Managers and ensures accountability that such goals are accomplished.</li><li>Demonstrates proactive strategic thinking and problem-solving.</li><li>Participates in Director meetings, offering strategic input at the leadership team level.</li><li>Advocates for their portfolio and ensures their associates have the resources, training and support they need to be successful.</li><li>Identifies and presents on ways to meet company objectives. Provides insight and input on roll outs of new initiatives, policies &amp; procedures.</li></ul>Financial<ul><li>Approves budgets from the Regional Management team.</li><li>Provides training and guidance for Regional Managers on budget creation and management.</li><li>Ultimately responsible for the financial success of their portfolio.</li></ul>Personnel<ul><li>Hires, trains, empowers, motivates, supervises, disciplines (including appropriate documentation) and terminates as needed. This includes new employee orientations, annual performance reviews, and instructing and advising Regional Managers of employee procedures and guidelines.</li><li>Conducts on-going training and coaching of Regional Managers and other key on site staff.</li><li>Consults with Human Resources and leadership team on high level personnel issues including terminations, recognition and rewards, compensation, and termination</li></ul>Administrative/Office<ul><li>Ensures adherence of documentation and reporting requirements of Regional Managers.</li><li>Maintains consistent metrics to identify trends and provide input, recommendations and support to regions as needed.</li><li>Provides reports to leadership and owners as needed.</li></ul>Quality of Service<ul><li>Sets standards for building a true sense of community. Acts as an additional resource to residents and assures follow up on all resident concerns.</li><li>Builds relationships with residents and sets a high standard of customer service.</li><li>Visits properties to verify quality maintenance, grounds, and leasing office standards of Peerless Presentation.</li></ul>Marketing/Leasing<ul><li>Compiles market surveys. Identifies trends and creates plans to reach goals.</li><li>Maintains awareness of market/industry conditions and trends via trade publications, professional organizations, etc.</li><li>Ensures staff within the region complete the required training and uses the Thrive Accountability Policy when addressing unfavorable performance.</li><li>Safety, Compliance and Risk Management</li><li>Tracks regional liability and property incidents. Identifies patterns and identifies ways to mitigate risks.</li><li>Ensures all Regional Managers and their staff are conducting business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.</li><li>Maintains awareness of changes to rules, regulations and laws impacting properties in their territory.
